Use of Common Area  2007-03-2114:32:29 
Kindly be advised that common area should not be used as storage area for furniture, package, household goods or objects of any kind. Additionally, no bicycles, tricycles, roller skates, skateboards and the like shall be ridden, used, parked or left lying around in common corridor, stairway, lobby, walkway and any parts of the common areas. The Management at it absolute discretion reserves the rights to remove and discard all items found in the common areas. The Management shall not be held liable for any loss suffered by the property owner arising from a non-compliance of the above-mentioned ruling.  
Crime Prevention & Fire Safety Information.  2007-03-0114:05:10 
Tivoli Villas is provided with 24 hours security to ensure the area safe from any crime. However, being an attractive high-end condominium predisposes perpetrators to consider Tivoli Villas as a target. Crime prevention is a shared responsibility of all owners and residents, which are a few common sense rules will help protect us all:- 1. Remember to lock the door to your home, especially when you are leaving (even if only to go to pick up your mail or dispose rubbish). Consider locking the door at all times you are inside your apartment. 2. Always use the access card to pass the barrier gate and notify the guard of any expected guest. 3. Please notify the guard if you notice any suspected criminal activity. 4. If by some misfortune you are a victim of a crime at Tivoli Villas, it is important that you let the Manager know. Please fill out an "incident report" at the front desk. The Management will post notice to keep all residents informed of any criminal activity in the area on the notice board for one week. The general rule on fires in multi storey buildings is for all occupants to evacuate the area. Consideration should be given to the following procedures:- 1. All occupants should prepare to immediately exit the building, make sure the door closes behind you and proceed to the ground floor by use of the nearest staircase. Do not use elevators under any circumstances and bear in mind that the roof of the building is not an emergency exit. 2. If there is any indication of smoke or fire in the building by this time, or upon instruction by the guard, continue directly to the outside of the building. In the event you are unable to follow the above procedures (intense smoke & heat or disability), the next best place to take shelter is right in your living room. You should keep your front door closed (if the fire is outside) and seal off the bottom of door and any other opening where smoke would enter with wet towels (duct tape is also useful). In case the telephone line is not working, hang a bright colour sheet or blanket from your window indicating to the fireman that you wish to be rescued. A whistle blowing and a noise generated by clanking the cooking pan are also useful in attracting attention to your location. Please take note of the fire extinguishers and fire hoses located on each floor. Notify the Management if you notice any irregularities in this equipment. It is highly advisable to install a smoke alarm inside the unit and replace the battery every year.  
Cafeteria Operation.  2007-03-0114:00:01 
Kindly be informed that our Caf? operator has terminated the tenancy agreement and has ceased the operation from month of February 2007 onwards. The interruption of service is much regretted and was inevitable due to the fact that the outgoing operator has suffered losses since the past few months and never recovered. The council has tried to avoid this interruption of service by giving the operator more time in rental payment and further supported by not terminating the water supply (the operator has default in rental). All efforts are being made to invite interested parties to replace the outgoing operator. The invitation will be made by an open tender and a proper tender exercise shall be observed. A notice to inform all residents shall be posted soon. Your understanding is very much appreciated and we look forward to having a new Caf? operator in the near future.  
Water Leakage Problem in Tivoli Villas.  2007-03-0113:58:16 
The Management is concerned and will continue to address all leakage problems and cases of similar nature reported by owners and occupants in Tivoli Villas. The following are the guidelines to address this matter:- 1) All complaints / reports must be made at the Management Office. The Management staff will record the necessary information and an acknowledge copy of the said complaint / report will be made available to the complainant which should be kept for future references. 2) The Management staff will inspect and establish the source of the leakage which would be either from the common area, units above or from those which are neighbouring the effected unit. 3) Should the source of the leakage is from the common area; the Management will undertake the remedial works or take the necessary action to rectify the problem. 4) If the source of the leakage is from the neighbouring unit, the Management will write to notify the problem to the unit's owner. The Management will accommodate a joint inspection at the owner's request. 5) The unit's owner is required by Strata Title Act 1985 to maintain their parcel and keep it in the state of good order. 6) The parties involved should ideally work hand in hand to rectify the problem in good neighbourliness manner. 7) The Management will act as a mediator to parties involved and will assist with necessary advice.
